Real estate professionals love to market themselves, and frankly, to have long-range success in this industry, it’s an important piece of the puzzle. However, only a small percentage of agents take the time to plan out in advance what their marketing will consist of over a year’s time. Unfortunately, that leads to snap decisions in the moment that are often regretted. Imagine some highly persuasive sales rep hitting you in an upbeat, yet busy moment when you just closed a healthy deal and finances are feeling buoyant. Why not spend the money to try out leads from this new Internet source, or run that ad in a special issue trade publication?
That used to be a temptation for our client, Greg Taylor with Alti Real Estate. At the end of the year, it was frustrating for him to see that while he’d worked really hard, and made a lot of money, he’d also spent a lot of money. His bottom-line results were definitely not measuring up.
As part of his coaching process, we looked at the marketing year ahead using the Annual Marketing Plan Template. Then we set in place specific steps to help him stay on track with his marketing plan.
First, we identified how he’d follow up with the people he already knew – past clients as well as his sphere of influence. By mapping out specific plans, by the month, we were able to establish a budget, and determine things that could be created and produced at once, saving time and money.
We applied a similar process for prospective buyers and sellers, taking a strategic approach not only to generate the leads, but also to keep them dialed in until they were ready to act. One happy by-product of the process is that he was able to say no to those new opportunities that flew in as shiny objects, distracting him from his goals.
The end result? One year later, he was sitting on money in the bank and the healthiest net profit he’d ever experienced.
